Free Consultation
Every project starts with a free, no-obligation consultation at your home. We listen to your goals, look at the space, talk through a realistic budget range, and answer your questions — so both sides can decide it is a good fit before anything is committed.
Fixed-Price Proposal
We turn your scope into a written, line-item proposal with materials and labor itemized and a single fixed price. The number you approve is the number you pay, with a formal change-order process for anything you decide to adjust later.
Design & Selections
Once you approve the proposal, we finalize the details — layout, materials, colors, fixtures, and finishes. We help you make selections that fit your budget and hold up to Kansas City weather, and we lock everything in before ordering.
Pre-Construction & Permits
Before demolition, we handle the logistics: pulling the right permits for your city or county, ordering and staging materials, scheduling crews, and setting up jobsite protection so your home is ready for work to begin.
Build With a Dedicated PM
Your project is run by a dedicated project manager who is your single point of contact. Crews follow the approved plans, your PM keeps you updated as the work moves, and any surprise conditions are documented and priced in writing before we proceed.
Walkthrough & Warranty Support
When the build is done, we complete a punch list and walk the finished project with you against the approved scope. After closeout, our written workmanship warranty and warranty-claim process have you covered.
Every project moves through the same six stages. Your proposal includes a project-specific schedule with real milestone dates once the scope is set — timelines vary with the size of the project, permitting, and material lead times.
We do not publish generic week counts here because an honest timeline depends on your actual scope — your fixed-price proposal includes the schedule specific to your project.

How does pricing work?
After the consultation, you receive a written, fixed-price proposal with materials and labor itemized. The price you approve is what you pay. If you decide to add or change something during the project, we document it in a written change order — with the cost impact stated up front — before any additional work proceeds. There are no vague allowances that quietly balloon.
What happens during the free consultation?
We visit your home to discuss your goals, assess the existing space, review a realistic budget range, and answer your questions. It is a no-pressure conversation that gives us what we need to prepare an accurate proposal and gives you a chance to evaluate our team firsthand.
Will I have one point of contact during the build?
Yes. Your project is run by a dedicated project manager who owns communication, scheduling, and quality from start to finish. You are not handed off between people or left chasing a crew — you have one person to call.
Do I need to move out during construction?
For most projects, you can stay in your home. We set up jobsite protection, isolate work zones, and clean up daily. For larger renovations that affect kitchens and bathrooms at the same time, your project manager may recommend a short relocation for part of the build — and will discuss that with you during planning.
How do you handle unexpected issues once walls are open?
Hidden conditions — old wiring, water damage, or structural surprises — are documented as soon as we find them and communicated the same day. You get a written change order describing the issue, the recommended fix, and the cost and timeline impact before any extra work is done. No verbal agreements, no surprises on the final invoice.
